Good News for Buyers "Back to Work" Program


The Federal Housing Administration has recently changed the guidelines for approving home loans for certain Buyers who qualify. The previous timeline for being able to qualify for a home loan after a bankruptcy, short sale, deed in lieu, or foreclosure was two or three years. The new guidelines may allow Buyers to qualify for financing after only one year in some cases. Some of the guidelines include:

 - Buyer has attended and completed a couseling program regarding housing.

 - The reason for the foreclosure, bankruptcy or short sale was due to the loss of a job or other reason outside the
   Buyer's control.

 - The Buyer has recovered financially after the event that caused the foreclosure, short sale, or bankruptcy.

 - One year has passed since the Buyer experienced the foreclosure, short sale, or bankruptcy.

If the Buyer walked away from their mortgage, they will not be able to qualify under the "Back to Work" program.
